Our Model

JRH is committed to developing properties aligned to the needs of our Housing and Care partner’s demand. The Housing and Care partner extend their support to JRH, enabling us to establish mapped demand levels collaboratively in specific locations. This approach ensures long term viability of each investment we deliver, in conjunction with the governments housing strategy needs.

Once a building is identified and agreed, JRH will complete a full refurbishment programme ready for the Housing and Care partner to take over and begin operating the service. The Investor will purchase the property from JRH. Upon completion of the investment, the property will be subject to a full repairing and insuring Lease with the Housing and Care partner for upto a 40 year term. The Housing and Care partner assumes full responsibility, effectively your guaranteed tenant for the term.

The lease will be subject to inflation-linked rent increases across the term. JRH makes provisions for furniture and initial voids, this approach empowers the Housing and Care partner to mitigate start-up costs and hit the ground running with the service. The said amount allocated to the Housing and Care partner is assessed on a scheme by scheme basis.
